According to the latest real estate activity from Raine and Horne, an increasing number of Sydney-siders are turning their attention to the Great Lakes.
Regional house prices in NSW are growing at a whopping 26.7 per cent due to the combination of low-interest rates and the flight from tight city lockdowns, NSW/ACT network manager, Travis Wentriro said.
Mr Wentriro said downsizers, sea and tree changers are considering towns such as Tea Gardens, Hawks Nest and Forster Tuncurry, along with Riverina towns like Griffith and Leeton as affordable and well-located escapes from the hurly-burly of city life.
"With the market going gangbusters in Newcastle, some buyers are looking beyond NSW's second- biggest city to Mid North Coast towns such as Tea Gardens with a median house price of $730,000 and Hawks Nest where the median house price is $700,000," he said.

"These towns are within a one-hour drive from Newcastle and that city's world-class amenities including John Hunter Hospital and Newcastle Airport with flights to many Australian capitals, some major regional towns and Auckland."
"If homebuyers are prepared for a slightly longer commute to Newcastle, they will find more affordable properties in Forster Tuncurry."
In Forster Tuncurry, median three-bedroom homes are selling for a tick over $600,000, he said.
"Forster Tuncurry is three hours from Sydney by dual highways and is a magnificent coastal location."
However, from a location standpoint, the town is just two hours from Newcastle for shopping, to catch a Newcastle Knights game or a flight to Cairns, he said.
"There's no doubt that flexible work, which enables more people to operate from home offices, is making mid-north coast towns such as Hawks Nest, Tea Gardens and Forster Tuncurry more appealing to working-age buyers than in the past.
Mr Wentriro believes the changes to the way Sydneysiders are now able to work and live has driven the possibility of buying affordable property along the Mid North Coast
