MidCoast Council has approved the modification of an existing development consent and the inclusion of 58 long term or permanent sites at a proposed caravan park on Lansdowne Road, Cundletown.

This was determined by councillors at the May 27 ordinary council meeting.
The original condition of the application, issued by Roche Group, was the number of short term sites wouldn't exceed 117 and no permanent sites were permitted at the park.
Several submissions rejecting the modification were received. Some concerns discussed include lack of public transport, devaluation of neighbouring properties, possible spike in crime, increased traffic and bushfire safety. Council responded to the issues in a report.
Roche Group said the long term sites will provide an affordable housing option for the Manning area.
Transport company Eggins indicated a bus stop near the park is part of its future plans to increase serviceability on the Cundletown bus route.
The development dates back to 2010 where the then Greater Taree City Council (GTCC) received an application from Roche Group to build a caravan park.
At the time, the application was reported to the Joint Regional Planning Panel as it was a development on land within a sensitive coastal location.
It was also considered 'integrated development' in relation to the Rural Fires Act 1997 and the National Parks and Wildlife Act 1974 (NSW).
Council then refused the application but deferred the matter to allow Roche Group to address concerns.
An amended proposal was conditionally approved by GTCC in 2012. It included changes to the number of long and short term sites and included a manager's residence, amenities, playground, multi-purpose court and access to the Dawson River.
